@Imran Ahmed - you could transfer it later, but it negates all liability protection as you bought it in your personal name therefor "pierced the veil" of liability protection, additionally it can trigger the due on sale clause of your loan, since you do not personally own the property, which will make the balance of your loan due in 30 days.

Without seeing your plans and a complete scope of work generally you pour the foundation and basement first, then frame the entire addition and tie into the existing structure and dry in before you open up the existing home to the new space.I would need more info on what you’re doing with the roof to answer that question.

I can tell you in the last economic down turn I saw banks reduce or freeze Helocs all together so people's credit lines dried up whereas the refi you have already taken the money out.It all depends on how fast you think you will use the money and pay it off before a down turn happens and banks change or tighten their various types of loan programs.No legal advice given.

I understand you don't want to buy a house that's nearly burnt down to fix but more like a house that may need dry wall or paint or maybe flooring and things that wont cost an arm and a leg and that are quick and easy to do.
