You have to understand what is your strategy in the short, middle, and long term.

Look into loan choices, and check out rent money, lease terms, and insurance needs.

If you can sacrifice some short term cash flow, Columbus should be an overall better market for appreciation and long term cash flow.

You would calculate an even payment the corresponds to that and then back into your sales price and term.

Fingers crossed in 7 years I have not had to test my coverage, but in the area of my rentals a golf cart is expected with the rental.

If the seller is open to seller financing, I was thinking of putting in a full price offer with 10% down and maybe terms of 30 years with 4% interest rate.
