I'm trying to find a place to get reliable property list data from.  Can anyone recommend a free trial program to get a good list?  I'd been getting lists from Title Co but someone told me not to trust Title Co data. ...

As has been discussed in other threads, in the event of true loss of job, no unemployment, no gov't bailout, no savings or liquidity, no other sources of income, a very small minority of tenants will truly be unable to pay rent.

What source(s) are you using to validate your estimated rental income?

In my experience, Sec 8 is a good source of income as long as your tenants know the rules and are given a clean place if you give them a dirty place your setting the standard for them.
