We wouldnt sand that much Marie, the machine could but usually its more like something in a kitchen where the popcorn should never have been and would be too much of a pain re drywalling.Personally, I wouldnt skim the popcorns.

I'd charge ~$1000 a slot for Jan-May (8-10 people), then short term the rest of the time.I wouldn't self manage, so I get the point on unique, well designed, charming places being a priority.

Maybe it's b/c the really good/big rehabbers have built their marketing machines to go direct to sellers and not through wholesalers any more?
