Utilities????

Question

New landlord wants to know what utilities he should opt to pay for, if any at all.  I have seen it go either way.  Tenant pays ALL utilities, or Landlord pays water and sewer.  Thanks in advance for any help!!

Unless there is no choice, as in the 1 meter for a multi-unit example, there is no benefit to paying any of the utilities.

I have seen investors try to use this as a marketing tactic to attract tenants quickly, but it NEVER works out as planned.

Tenants will start filling up makeshift swimming pools, open a part-time car wash on the lawn, and allow friends and family come over to do laundry!!

Not things that you will want to pay for!  :lol:

Let the tenant pay for all utilities.  Having the landlord pay for heat and/or air conditioning is a recipe for disaster!

I've looked at more than one house that had multiple sets of washer/dryer hookups, or even multiple washers still there.  In one, it was very clear they had three or four machines in place and were running a laundry.

If you only 1 water meter for 3 units, your going to have to pay for water, otherwise, I have tenants pay.  I have a multi-unit so I also pay for garbage.
