If I am completely wrong and turnkey is truly a trap, I am definitely open to reconsider since I am still early in my Turnkey investment journey and would want to know sooner rather than later whether to shift my strategy.Thanks :-)

Naturally as more and more hosts flood the market, supply/demand equilibrium shifts, revenue will pull back, but it’s still a value-add endeavor. 

I think you need to shift your frame of reference there.  

Unless it's families or friends visiting Tech students or coming for Tech events, most guests seem to want to be in a neighborhood that they would want to live in themselves, so I am observing a shift from the party houses to more of the quieter/nicer neighborhoods where a family or group of coworkers could stay just the same and have an exceptional experience. 

For example, fix and slippers are greatly affected by shifting interest rates and are often targeting short term profits per project so success rate is likely lower due to this short time window.

Removing dirt can cause a foundation to shift and affect houses around you so either way, you'll probably need a soils and hydrology test. 

Usually you want to expense anything you can, but maybe there is an opportunity to shift some costs to help your financing picture while still filing your taxes honestly.

This is a hot topic with the shifting in the market.

Also, soft soil areas tend to shift as opposed to resting on bedrock which is more stable.

The Fed's narrative was no longer clear with regard to additional needed increases; it seems in my view that the priority has shifted from cooling raising inflation and employment to monitoring banking sector stress and credit conditions.
