I do like to share these as there are active and passive investors here on biggerpockets and these stories hopefully those may get some education on what to look for, or not to look for.

Tons of house-hacking clients here in Denver and Colorado Springs will share a bathroom when renting by the room, so 1br in your scenario ain't bad, and with an extra bedroom comes an extra $800-$1000 (at least here in Colorado).Good luck!
