Pitch your development to potential customers and just make sure the lease language has a poison pill that will let you out if the project doe snot secure financing.

In terms of improvements on the property, I had a wrought iron gate/fence installed, security cameras, and glass shower doors.

This is important because realtors keep their job security by forbidding access to the MLS. 

They will they visit the residence, post the writ on the front door, and come back on the date posted with a locksmith and remove all occupants and secure your residence.

I have a teanant that moved out today and according to Florida law I have 15 days to return any unused security deposit.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

We secured hard money for the pre-approval; however, we'd be interested in comparing terms with other lenders over the next few days.
