Thanks Fellas, @Jay Hinrichs That's really unfortunate they don't it's bad for the brand and someone can really get taken for a ride.

Flipping in CO, we have to replace roofs fairly often with hail damage, meaning there is great competition with roof contractors.

  $15k in borrowing costs sounds really high.Will you need your capital back quickly or can you let it ride?

My plan was to let the M2M tenant ride out through the winter and get her on a longer term lease once we got to late spring. 

Remember the hail storm before Derby in 2012.

I could invest my money elsewhere (index funds, etc.) and just let it ride.  

Had an alternate roofer inspect and he indicated the roof is in good shape, no hail damage anywhere and he doesn't feel like these shingles will cause any issues, HOWEVER, my issue would be getting someone to insure it (as it is)..last thing i want is 5yrs from now there is damage and the claim folks get on the roof and see all these shingles with lines through them and not cover the damage.As a new investor/home buyer -- any suggestions on my next move here?

What it's not because the market is down but I want to ride it out by the others don't?
