As people transition to our area, they book our place to coincide with completing construction, sale/purchase of housing, etc…so, #1 location#2, growth of the economy, influx of jobs, etc#3, don’t laugh…have your house well decorated and take pro pictures to share.  

What about a purchaser who expressly includes the right to specific performance in the sales contract?

We can't go buy in the best neighborhoods are markets, but run prospective purchases through that filter.

@Kevin Pinkard We did this a couple of years ago for a TN property originally purchased in my name. 

I used a HELOC to purchase two SFH around ~250k each as cash deals about 2 years ago.

It's my only investment property purchase and it has cash flowed since day 1, not much appreciation though. 

If the tenant doesn't already have a wall mount I tell them that I will purchase it for them as a move in gift. 

I have had success bringing complex situations to the creative folks of BP and letting you all do your thing... so going back to the well again.There is an area of our town that we would like to purchase our forever home.

Or is it contradictory because the property you purchase is going back on the MLS 2-3 weeks later?
