If you're looking to do a sub to & flip, then purchase price matters, but if you're planning on long-term buy and hold this is probably the best purchase strategy to maximize your cash-on-cash and rapidly grow your portfolio.Additionally, sub to's are typically much more simple and straightforward to negotiate than a typical seller finance deal and will usually require less money into the deal unless there are significant arrears to be caught up.
