The past is no guarantee of the future but pick any 9 year period in the past for properties all around you right now, heck, pick the worst even, 2007 to 2016. 

This doesn't mean "cherry picking" comps that work in your favor.The best way to make sure the appraisal comes back in your favor?

If you pick an area where he can/will be deployed more than once, you can invest into that area and built up a portfolio (as well as a network) there.

I'm somewhat familiar with the Reading market and while it may cashflow great on paper, no matter how much you renovate it, its going to be difficult to build a significant amount of equity in Reading properties unless you're literally picking them up for pennies on the dollar as the values at least within the city are so low.

The list is really endless, you could start a property management firm (though , I don't recommend this), a lawn care business, etc.Just a couple of random ideas. 

I am interested in picking up some quads that can be used for BRRRR. 

Unfortunately, you're several years too late to the market to be able to walk into A and B neighborhoods and pick them up for pennies on the dollar.
