It's going to be incredibly hard to get hard money funding for your first deal to be purchased at the steps. 

I am currently looking for a start up line of credit for my flipping business and clicked on their ad through Facebook.Started off sounding good with them getting me a line of credit but then switched to them  applying for credit cards with "Partners" during the initial conversation.

Friend of mine is trying to purchase a home on Long Island, New York.

However, I'm currently based in CA, and we pay a pretty penny of our post-tax money to vacation in Airbnbs over the summer so that's one (personal) benefit to purchasing one, and I would like to be able to visit the property relatively easily (ie. by driving there).

Curious about the things i cant see on airDNA, and more about how any regulations and state/county specific costs have affected yall before i dive into a purchase there?! 

Purchase price: $195,000 Cash invested: $35,000 Single Family home near Lake Texoma.

Strategy is to continue to using the BRRR method, but I am doing it using my VA benefits which allow me to purchase for zero down no PMI.  

Purchase price: $674,000 Cash invested: $134,000 Long term rental purchased in area that is under development and predicted to rise in value over the next 5 years - 2br 2bth

Not a requirement, but it is better to deal with sponsors that have purchased and sold assets.
