I am just saying that an average young sole proprietor may not be good with accounting and doing their own taxes and if they have they cannot afford to hire a tax professional and have multiple bank accounts they may not add up everything correctly or put things 100% correctly into tax software.

I professionally painted this places interior right before the tenants moved in.

What I don't know is: 1) whether the whole process needed to be started differently  (I can refer you to a qualified professional who specializes in partial exchanges). 2) whether you're interested in taking a passive approach on this (as this partial exchange would be into an asset managed by someone else.

You can be professional and cordial, but still firm and following the law. 

I will be travelling there soon so also love connecting with fellow investor and professionals.

These are professionals with additional training and a stricter code of ethics.

He comes with high praise and knows several people in both my personal and professional network but I want to make sure I'm aware of any conflicts of interest this can bring about.

If you are organized, present yourself in a professional way, and speak intelligently (i.e. you understand how the HELOC works amongst other forms of bank financing), someone will take you seriously.

I could voice call, chat, make offers, ask questions, prospect, etc..IT professionals also have been getting more opportunities to work from home.
