Regarding rent control In l.a I’ve heard of tenants being offered high amounts over $50,000 and turning down the offer .Not sure if it’s possible to have a contract with the tenants before closing that would actually be binding.But if the owner could get the rent control tenants to move prior to closing I’m guessing they’d do that themselves .The laws are very pro tenant in L.A and now the city is even considering hiring attorneys for tenants facing eviction .

There is a chance that it was scheduled for foreclosure but prior to the auction it got pulled in order to let the owner do one of the following: deed in lieu, short sale, or bankruptcy.

@Mark Fries if they are both on the deed, then he is part owner so I don't think there is any way around him signing off on the deal, minus her getting divorced and dealing with the dead prior to selling.

Much less commonly used.Most Personal policies (Homeowners & Dwelling Fire) from the companies providing the best rate (on a per $1000 of coverage basis) will be written on Replacement Cost.

If your prior 2 years of 1099 is steady, along with current YTD earnings, and your total DTI including the monthly interest payment on the Heloc isn’t too high, then you shouldn’t have a problem getting a full doc Heloc even if you’re self employed.
