@Rafael Castellanos despite your house being zoned for SFH, it is not illegal to turn your garage into a master suite with a bathroom and “wet bar” that happens to have a refrigerator and a “side entrance.”

Hey @Christopher Lopez, you just missed my Zoom Master Class on buy & holds and house hacking in Portland. 

We have an eye on house to self manage with 6 bedrooms- each rented individually (as opposed to a master lease with sub leases).  

I don't know how much of this "master class" is really just a big marketing scheme to buy into some other program/coaching.

We have a full kitchen, living room, game room, master bedroom with king bed, guest bedroom with queen bed, sleeper sofa, 2 decks with mountain views, and a hot tub.

With all being equal (new builds, same location that's ideal for young professionals, same quality), would you build a 2/2 (2 larger bedrooms + study), or would you build a 3/2 (1 large master bedroom + 2 smaller rooms)?

Most of the repairs were cosmetic, but we replaced all the floors installing lvp, repainted the whole house, and renovated the master bathroom along with a lot of other cosmetic repairs.

The ones we have for work have a master key and a combination lock.
