I am looking to do a DSCR cash-out refinance of a rental property that I own free & clear, but have only owned for a little over 3 months.

Now, this doesn't do anything to change primary residence requirements for short-term rentals. 

Also I believe it’s priced lower due to the area, I’m not going to be living there so it doesn’t really matter I just think with potential rental income it might be worth it because I wouldn’t be getting a mortgage but buying out all cash.

Well, my friend bought their first rental a couple of years ago and did a full renovation.

Have had some experience real estate investing (1 house hack and 2 rentals) but took a break this past year. 

However, if this is a non-rental activity and you plan to do it more often, you'll face self-employment tax.Given that you already have an LLC and understand the liability perks, using the LLC might be the smarter move, especially if you plan to do more projects down the road.

It is also an affordable place to live, espeically comared to CA, with a a strong demand for rental properties.
