It seems like there are solid stats for the area though, which are pointing to an increase in demand and growth (i.e. ongoing in-migration, etc). 

You just have to train your brain to know what to look for, and your eyes to see it when you're staring right at it.

Let them train you to find the properties and make the calls, and watch how they do the marketing.The pros are not needing to rehab properties before selling them.  

Most of these "seminars" are just pitchfests that try to sell you on some sort of (very expensive) training/boot camp/mentoring program. 

If you fail this test, then you cannot really deduct business overhead, such as training or marketing.

@Hitanshu Shah I would agree with @Ian Ippolito on going with the most conservative fund first.

At some point you'll probably need to hire and train a team unless you want to keep doing it forever.

These are professionals with additional training and a stricter code of ethics.

What I do, is have my virtual assistants trained to build my VD4D lists, so that even when I'm sleeping, they are using Batch, Deal Machine or even just Google Earth and a spreadsheet to build lists of houses that look a bit neglected.
