I will say that most municipalities will allow only one ADU if the property is zoned residential R1 or similar.

I have about 8 people inquire for every one that actually views the property.  

It doesn't matter what the split is because if you have no one to help you (your broker will forget your name by mid-week), you will not do anything with your license.

They are always there long enough that one load can be accomplished.
