The more leveraged secured debt you have will impact any cash flow.As mentioned by Nicholas, the BRRRR method could help payoff the HELOC too. 

However, given the current home prices and mortgage rates in areas like Natick and Framingham, I’m uncertain if rental income will cover costs like PMI or if these areas offer good potential for appreciation and equity growth.Any suggestions on areas that meet the 1% rent rule or have strong appreciation potential would be greatly appreciated!

But they insist that the numbers are correct, even offer to use my own dialer where I can listen into calls besides seeing the call logs.  

I want to know if these areas remain desirable for investment if they are safe, and if they offer strong prospects for future appreciation.

One thing we do as a human is speak at the pace of those we speak to or are raised by.
