If any of them end up not working out, you can simply give them notice vs. having to jump through hoops to find a legitimate breach of the lease to get them out.As for the underrented units, once you're comfortable offering a long-term lease to the tenants, try also slightly raising the rental rate.

You state that you are having problem low-income renters so let's use the safe 50% rule, expenses are going to be higher, higher turn over, more repairs, more carpet replacements, more legal fees for 5-day notices, higher headache.

Hilarious...but atleast they 'tabled' my 'dangerous' building for a little bit, I got a lot of work to do on that place, sometimes I wonder did I do right getting into Muskegon, like Mark Elliot said, after I bought my property there, then I've also heard stories about Muskegon officials being corrupt, but I'm still wondering are they corrupt or just looking out for their city...but this is the 1st city that I got a notice for lawn care, that if I didn't get it done, they would charge me $90/hr, and I was like wow!!

When a tenant gives notice they will be moving, we will meet with them in the apartment/house to go over the move-out instructions.

. - I did notice an airport nearby, so possibly the property is 'centrally' located.- From a street view, going up and down the blocks, I couldn't tell if this property is in a highly dense location, or just simply located in the projects. - 1 Bedroom / 1 Bathroom rent is 500.00Look forward to thoughts and opinions
