The property is very similar to a property I have under contract a half mile away that appraised extremely well.

Also keep in mind grass is not always greener.. you can go out of state but buy high quality.. low quality and you will wonder why you sold easy to manage Couv props for hard to manage low value or quality property 2 miles away.. 

Not really, currently studying to be a real estate agent myself, as many realtors on the island do not have great response times, nor do they go the extra mile to find the deal (nor run the investment numbers).

I have found that there is a lot of activity within a few squares miles of avenue B and D.

You then fill the other 10 lots, raise the lot rent $100 per month over a few years, sub-meter the water and sewer and it's worth $500,000 at a 10% cap rate.On the down payment, you would shoot for somewhere between $0 and $24,000 -- which would be contingent on seller bonding as well as how poorly the park shows and how much work it needs.A park like that would be found in the Great Plains, Midwest or Southeast regions.Hope that gives you some initial direction.

I am looking for 1. advice of put together the contract and supporting document in preparation of selling the note before or after  closing the transaction 2. find a note buyer, property is 10 miles east of Downtown Dallas off I-30.  

I personally had to relocate for a job, and moved in a tight timeline(3.5 weeks) out of state (460 miles away) during the holidays. 

Is that property within a mile from your nearest highway? 

and for those who don't know that is about 75 miles out into the central valley from SF  people will commute to east bay and San Jose I guess from there.
