Figure out where you spend your time and use it instead to learning all you can to be the best agent you can be.

I understand if funds are not available it is easy get blinded by what saves the most, but if multiple people are telling you that it is a bad idea mostly likely is because they have learned that most of the times or never, saving in the short-term doesn't payoff.

All of these items are on a time clock.   

This process can be very costly, requires zoning permission, in addition to all the items you listed.

My rehab is crawling along but I'm doing it at a pace I can afford without outside money and I'm learning along the way (that I probably want to have more momentum on my next similar deal).

What I have learned to do to help things is that when you get a VRBO booking, go into Guesty for Hosts and hit sync reservations right away.  

If so, then why would you want to learn from that type of person? 

If you want to flip, find someone where you can be a small JV partner to learn from them.
