Hey @Cody Neustaedter currently in the norther Ontario region of New Liskeard it is an hour and a half south of Timmins being the closest large city center. 

I also invest in Indiana and don't see those large margins - a flipper there might make $10,000 to $40,000.

Websites like Zillow are not always accurate and can easily be manipulated to tell you what whatever score they want.

I have been a project manager for large scale custom homes for over 20 years.

For the latter, a great home owners policy with + a large umbrella insurance should mitigate it.

For larger projects, i.e. a few dozen units or higher, developers usually are running a financial model in excel, like a proforma to solve to Return On Cost, i.e. 6%, etc.
