The property has a pretty low interest rate with a 15 year land loan.

Then in an area like Tokyo where things are being built often, I could perhaps sell for land value if a company ever wanted an area I bought.

I honestly find landlording very boring and after many years its not fun.I also have thought of reparing it and then handing it off to a PM company and holding it for longer but dont know if it will be worth it.In this situation, it ultimately depends on your long-term financial goals and personal preferences.If you are not enjoying landlording and find it to be a hassle, selling the property as is may be the right choice for you.

For example, a sandwich lease carries some of the same risks that any landlord faces, what I call the tenants and toilets issues.

An LLC would not have saved this landlord since she was violating the law to start with.

I'm new to California and I know the state is not landlord-friendly so I think its hard to raise rents to market value (max I can do is 10%) is that right?
