I was investigating certain hard money lenders and was seeing 15-18% with a maximum term of 5 months...that seemed outrageous to me so I wanted to check in and see what would be considered a "good" rate.We can use an example of a 30k house with an estimated 20k in rehab.Thanks so much!

Pm me for more info on such loans and providers.Another suggestion- before you start your investigation, find out with the agent if the seller is ok with a 203k loan.And one more note: it is always better to work with your own (buyer's) agent, as he is the one who represents your interests and negotiates for you.

In all 3 properties I know there was a issue with prior tenant water bill: in one case tenant has been delinquent, in the other case tenant used a stolen meter, in the third case apperantly meter was magically on physically, but in the system it was off.I had a plumber going in to investigate leaks.

All over email, never called anyone.The kicker; on the way home from work last night, I noticed a beat up U Haul truck parked in the Auction house driveway (remember, I live around the corner), so I decided to investigate. 2 guys had a mountain of garbage bags piled up behind the truck, throwing them in.
