I'm coming from a very different angle, but we couldn't find good, smart agents that wanted to work, so my wife, who has a degree in interior design and was working with our funds running construction crews, agreed to get her license to sell our properties when we sold them.

At the time, the property was 65 years old, all the interior plumbing needs to be replaced.

And if you are buying an old gem in a historic district, you are crazy if you want to rip out or change any of the historic interior details even if you are allowed to.

I ended up connecting with an agent that reached out to me with a potential wholesale opportunity.The home needs a good bit of work cosmetically:New floors throughout, interior paint, exterior paint, possible bathroom upgrades?

This building needs all interiors done and most likely a roof as well.

My experience with construction is mostly interior, so preferably I would sub out everything to the point of root being on, then do everything else myself.

I’ve been an interior designer for over a decade now, and truly feel that my experience and degree have brought me to this new venture!

What do you use for high end flips and rentals interior paint colors in Chicago?

  - Resurfaced deck with synthetic boards, replaced old carpet with either laminate or sanded the hardwood underneath, painted rooms, replaced old light fixtures / ceiling fans with modern ones, updated interior door knobs,  finished the basement because it is dry, installed recessed lighting in many rooms, upgraded electrical panel to 150A.
