@Mark Whittlesey  I can only go on what I know as a CA real estate broker for 40 plus years.if you originate in CA then you need to disclose, if your doing business with residences of the state you need to disclose ... that's my understanding.. .you can get on the state of CA real estate commissions website its pretty interactive and search around.. the disclosure forms are right there on line.. its not a huge deal but it does need to be done..

.#5 - Your site needs a map or an interactive map / Google street view at a minimum to have folks know where it's located.I do like the matter port, I would honestly do a video and do a matter port walk through as if you were showing it to a potential buyer.I could probably list a few more items, however, I think you get the idea.
