It's been a pretty incredible ride in 2021.

But notice the "fees" that VACASA is adding on:  A $45 "hot tub" fee, a $66.60 "booking fee", and a $49 "limited damage waiver".  

The water lines only went to one apartment and they each have their own hot water heater in the laundry room.Downstairs is a different story. 

This is always a hotly debated topic and you will not get a definitive answer on it, especially if you are investing alone without partners.

I typically go to @Joe Fairless monthly meet up in Deer Park which is incredible, but I am looking to start something smaller and more focused on strictly buy/hold multifamily.

The market is very hot, out first choice was near the PF parkway but they accepted the other offer knowing we were going to look at the property a second time in 24 hours and probably put in an offer that afternoon, so the white oak one had a bigger living area for when family comes down for vacations as we also want to use it. 

Fuel oil and hot water heat is common in that part of the country.

its a nationwide hot market, hopefully will die down when things cool off a bit.
