Ask the MLO what can be done to improve the DTI. 

One way is to force appreciation, through improvements.And she has your perfect path (in my opinion): to buy a property that needs slight improvements and updates.

It is worth paying an appraiser a modest fee to come out and get their opinion on value added versus cost.

We improved the amenities by extending the pool deck, adding a large pergola, bought new pool furniture, and added a grilling/seating area.

Are callers being turned off by a list of requirements - versus being told how convenient/great the property is?  

Not too many commercial lenders are going to refi you based on ARV of the property 3-6-12 months after purchase just because you made some improvements to add value.
