Wasn't as thrilled on the real estate comments.Normally, I can count on our hosts (especially @Joshua Dorkin ) to call out, or at least question a guest, who makes comments like,"Multifamily is invincible no matter the market" Grant owns $350 million of real estate, which is impressive.

The previous tenant was evicted and apparently forgot to take the thing with him, and the landlord had purchased the property recently in a bundle deal and assumed the stove was part of the purchase.

-with FL and CA cracking down on folks talking to sellers and buyers about selling and buying houses on terms, mandating having a sales license, and- with Dodd Frank and the Safe Act in force since 10 Jan 2014My advice is this-Get licensed to talk to home sellers about seller financing and -you use a RMLO to make sure the tenant buyer has a reasonable "ability to repay" or ATR as per the CFPB (https://www.aba.com/Tools/Offers/Documents/silver%...Stay away from houses that need work for lease options, as there are MANY houses that are pretty, in good school districts, quiet streets, near parks, perfect floor plans, etc.Focus on tenant buyers that just missed financing with FHA and earn a 3% assignment fee.Find expired listings, and show the sellers they can save a bundle and make more money by selling on Lease 2 Own.Good Luck to you!
