Their work isn't low quality but I disagree with some of the conclusions they came to in determining boundaries that are adjacent to ours...if I just went and marked their pins my client could 'lose' 18'-35' of their property...or almost worse, build 18' too close to the street ROW likely putting their house into the City easement...

.* Since you didn't significantly change the condition or quality of the property, any increase in value would be due to either you paying under market value originally, or appreciation due to buyers paying more for similar properties in the area.

Mapping and GIS are great too, but we'll stick to the nuts and bolts here.My question is, with regard to providing high quality, investment-savvy title research, do you also make a habit of jumping down to City Hall or another series of municipal buildings to check for zoning, permitting, and utility issues in addition to your courthouse work?

I do have customer service background working in high end restaurants in Orlando for 8 years (getting food shopped all the time and passing with 100%) and feel I would be an excellent asset to someones property in it becoming a successful STR.

So look for major universities, cities, , highly educated population, I think would be another place.
