Both are university students, have part time jobs, Mom co-signed, got references with glowing reviews.  

This can only be done with a healthy local economy, and I think with some economic and business education, some of the 'graduates' of this process will go on to start businesses and provide real outlets for others.  

Pay extra towards the principle when funds permit and keep a healthy balance. 

I've done some vague market analysis and it seems to have a healthy steady average growth over the last several years but am curious to other peoples opions and experience. 

Then I've also had the situation where I've called the current landlord, got a glowing reference, then called the one prior and was told they were the most HORRIBLE tenant ever. 

She needs to get out of my dad's house, his health is failing him and she is abusing him.

any one could die in apartment anytime even they were healthy.

Buying in cashflow-healthy but management-intensive areas may not be their best choice.  

The glowing review from their previous landlord was the ultimate decider of my decision.

I had a tenant that was six months delinquent gas & electric when the spring thaw finally came, off went all the things that glow and burn.
