The problem is with the CHOICES people make: new truck payments, big screen TV, pit bull, cell phone, and so many other toys much more fun than health care premiums.I evict a fair number of these people because they choose some toy over their rent.I don't know what the answer is, but I don't think it's penalizing those who make responsible choices.Which, unfortunately, leaves the option of penalizing those who make irresponsible choices.Darwin had some thoughts on the subject.

It will be interesting to see what happens after April to see what effect the Homebuyers credit had or what the gov will do (leave alone, come up with something...).If it did leave few buyers left (as most would have bought to get the credit) and interest rates move up some, coupled with not many jobs being created, it could make for an interesting 2010 (well not so interesting if you are a Seller).Cairo is fun.

Maybe its just me and I dont want to spoil your fun, but what good does a lot do with no plan to do anything with it?

imagine if they were moving out in a few months, leaving you with a few rooms to paint back from their dark green and purple vertical stripes (won't let that happen again :D ), replace flooring and chewed up doors due to the dog, and fix the counter...i think you made the right decision, and turnover should be a breeze--or at least a lot easier than it would've been if you caved into their desires a year ago----way to go!!
