Purchase price: $50,000 Cash invested: $4,000 5 bedroom 2 bath house located next to Western Illinois University - All in for 80k and rents have pushed to 2,100 / mo without any utilities included.

I told him I couldn't give fair price sight unseen and asked if we could coordinate with their property manager to view the property.

You could still be sucessful but you need to pick a great market and a great property at a great price.

Many other people looked at it and passed on it, which caused the lender to keep lowering their asking price, and even then we didn't offer asking price and started even lower than the price they finally accepted. 

Also was wondering if anyone knows a solid design team that is priced fairly, and how I can find a solid handyman in the area.

We're trying to understand why people would come to RR instead of Austin (prices on AirBnB seem to be quite similar in both locations).
