If its in a good neighborhood it might increase its value on a long term basis. 

BAH get's more generous with rank, meaning that you can actually set your homes up to fit only certain ranked individuals.

I was able to get approved for MCD and build a triplex (couldn’t fit anything bigger).

Alone with increasing the number of rentals I also have got in better neighborhoods so better rents.

The downside is that you turn over control to someone else, so it's not a fit for everyone.
