The good ole fashion kind.

Once I got to the desired # of rentals (that would produce the desired amount of cash flow should I not have any debt) then I stopped buying additional properties and started taking all that positive cash flow and paying down the mortgages in a systematic and targeted fashion. 

So far, from the research I have done; multi family units & syndication deals to buy & hold seem to be the type of investing I'd feel most comfortable with but as I'm still very new to understanding the American market I am absolutely open to any opinions.
