It doesn't happen very often, but it does happen.If the owner wasn't involved... we would have already re-keyed the locks and charged it back to the tenants for changing the locks without permission (against our lease agreement) and not providing us a key.Be advised... occasionally tenants can be like children of divorced parents trying to pit one against the other.

There might be an occasional trip to show the apartment, if you're an individual landlord (and not, say, a larger company leasing a whole complex).

So far have separate LLC for our contracting business (high risk) and separate LLC for our flip business (some risk and occasional high equity).

When I have told people in the past that I will occasionally buy a $300,000 property for 10-20 cents on the dollar and they want to argue saying that I can't, I still just tell them: "Yeah, you're probably right."

LOL That's a good one Chris.My clients I meet one on one in person for lunch or dinner or if they are out of state or the country we e-mail, talk on the phone, occasionally Skype, etc.These REIA's just seem like pitch fests in some cases as mentioned to extract money from newbies.

Occasionally I will land some larger corp. business but it's not my mainstay.

In fact, many realtors in my area planned to earn their commission by setting up automatic email alerts and occasionally checking in.

Mostly when the properties are contiguous but occasionally when they are in the same neighborhood, very close together and the total is 5 units or greater between the individual units (i.e. a duplex and a triplex right next to each other or one house apart from each other etc.)

A little far for a drive :) but LAX does occasionally have non-stop flights.
