Is Frederick/Washington County a good area for wholesaling or should I by pass it and look into other markets?  

Just make sure you are good with online classes because you can be easily distracted as it has no entertaining aspects to it.  

And if any schools really do help you get a job once you pass the exam. 

It's been a week since I passed my Florida real Estate exam.

I did notice that many of them are against estates of individual who have passed and I'd imagine that these would carry less risk?

So, your 13+ month option is construed as a sale from the option date unless you can pass the tests of the deal not being seen as a sale agreement, that needs to address intent specifically.
