I spent nearly a week at the time - sick, going back and forth to emergency, and with a catheter and plastic bag attached for nearly two weeks - sanding the wooden floors with an orbital sander and by hand to get it all off.

If I end up doing a HELOC and not replacing the balance quickly I will have a higher emergency fund to cover the interest payments in case rates rise too much.

If an emergency arises, will we still have the money to address it?

If $50k is all of your savings, I would think that you may want to keep at least a portion of that as an "emergency fund" and take the rest to invest.
