My realtor just let me know that the city of Charlotte is proposing a few changes to its rental housing ordinances.While in general I support making sure that tenants have a safe and healthy place to live and owners being responsible for their properties, I do think it is always a good idea to review the changes being made and how they effect us owners.

My contractor brought me a deal (which requires work on the house which I would of course have him do despite him not being the most cost effective bid) and I had mentioned to him previously that I pay a finders fee.

Glad plugins are common, but I don't feel that they are as effective as paint and bleach.

Effectively, I run away from markets where alternative housing options (owning or renting stick built homes or renting an apartment) are the same cost or moderately more expensive than mobile home options.  

Thank you Samuel, and that is correct, by exposing the view I created a lot more interest and value for potential buyers, I’m not sure what effect it had on the appraisal.

As you explained, the most important thing is to get a reliable local lender and title company who can work things out effectively.

And I know it's a bit vague, but there are so many different ways of approaching appraisals based on thousands of variables that it's hard to effectively answer your question without making it a tad long-winded.
