Other issue is after driving thru the park the place looks like everything was rigged together by the residents.

I have witnessed in that many growth changes on Biggerpockets but most has been good. 

When I worked down that way I had to drive thirty minutes to park my trailer. this was New Braunfels.

We will be driving there and staying at a VRBO condo with our two small kids.

On the purchase side, when shopping for a home, one listed by open door on the MLS with a sign in the drive way didn't even show up on their app to view the home, so they missed a potential sale. 

However, despite all fears south florida (miami) remains active place for "bargains" ( price per SQF) with attractive mortgage rates,  spectacular location, cultural growth, strong rental market and a good way to diversify portfolio. 

This will diminish the short term benefit as you would pay full taxes now on that contribution, but 12% growth compounded over 25-30 years would be a really huge pile of tax-free money from which to take distributions in your retirement years.

It is about 1h drive from where I live, so you can go to check out properties yourself and even self-manage, if you would like to do so. 

I would obviously like to get my tenants secured and locked up in writing as soon as possible but issue is I don't have formal land use permits as of yet nor have I started the process - all I know is that QSR/coffee shop/drive thrus are allowed according to the zoning code.

If the repairs were done quickly, walls and ceilings open to dry out, there is little chance of mold growth or any structural problem.
