I am a new wholesaler in the Northeast Philadelphia area and O was wondering if anyone had any investor friendly title companies that they could recommend!

Do a title search first though, you’ll be paying money on loan to a house you don’t own yet.

They dont want their names on the title in 2nd position behind the hard money lender (despite me telling them that will secure their loan), they just want to loan the money to me personally at 12% with a promissory note. 

I don't think a title company would insure a property that has something recorded against the title like that.

I worked as an oil and gas landman prior to getting into real estate investing so I know how to look up liens and chain title.

Just like any estate plan where you transfer title into the trust. 

Some auctions you are guaranteed clear title.
