Per @Matt Clark, double check the expenses but I'd delve far deeper into the insurance costs, legal and coverages.

I know some brokers tend to have this data in broad strokes, but if there's a resource to dig deeper and see specific trends and data points, I think it'd be very helpful.Thanks

As you definitely prove, smart investors are going to dig deeper.

We are doing a lot of the work ourselves and falling deeper down the rabbit hole with each stage of the renovations.

Some have a deeper lower cabinets depending on clearances.This apartment was occupied by a young couple on welfare (he worked off the books) who always paid on-time etc but smoked inside for many years before we took possession.

However, if I can verify they have a good payment history, no lease violations, and are taking care of their unit, I'll probably hold onto them for a period of time to test them deeper.
