I knew at that point I was going to transfer the properties into my LLC.

What I seem to be finding is that if you want to adjust your % just by looking at the data you could use Age of the property as one adjustment.

Transfer your property to a land trust where you are the beneficiary.

They produced documentation for the POA and record of $65k transfer before the quit claim to current owner.  

If you are going to have debts attached to the property, you will want to make sure to watch out for any due on transfer clauses, or be ready to personally guarantee any loans taken out in the name of the entity.

@Daniel Graham Wright Sounds like a solid plan...it's really all relative...it's better to focus on what the data is telling us, rather than the news headlines...multifamily (residential) and single family residential behave in a very different way...even though they are closely related.

Was that for a 15 or 30 yr program ... did you go thru forma pre approval process ( providing all your data ) or did you just speak with them ?
