The CG makes his bid contingent on these aspects anyway.

I suspect this is a decision made when they decide to be a part of the show anyway.The other aspects on a lot of these shows, like Property Virgins, that don't make sense are the purchase prices vs. the monthly loan payments.

People can sense confidence over the phone, and it's absolutely crucial that you believe that, or else you will come off illegitimate. 

At one acre, you're probably fine, but if it is the largest lot in the area, you might consider this aspect of valuation.Other elements that can effect residential land values are; yes, location.

I guess I wasn't clear on the question.I wanted to find out if the general consensus is to sign on behalf of your LLC for every aspect of real estate investing. e.g when working with contractors, inspectors, property mgt etc.Or do you sometimes sign as yourself instead?

Many contractors prefer to give you a single, bottom-line price for your project, but this puts you in the dark about what they’re charging for each aspect of the job.
