Out here, you can't get into conventional loans on amounts below about 65K and frequently we end up paying for an appraisal and the underwriter can come back with the determination that the property can't be financed due to condition.

Louis and I find that some of these distressed properties have changed hands numerous times from various llc's and owe thousands of back tax dollars. ya if your going for that kind of inventory your probably better off just setting up your own marketing budget and do your own thing.
