Can someone tell me how to find the files available on the phone app?
I know how to on my desktop but can’t seem to figure it out on my phone.

And the change in contract is MORE WORK for those parties, but that is ok, because it makes life easier for the lender, right? 

We have been under contract since 4/30 and doing a 203 k loan which requires more paperwork and takes a little longer.

The tenant just signed a new 1 year lease but has also complained that the driveway needs relaying and that the deck is falling to pieces so guess this is a ploy to start negotiations on selling price.I understand that they pay the rent for a given time, plus extra that we hold as a deposit/down payment so assume I can get that contract drawn up by a real estate attorney who can also work on closing once the agreed upon timeframe ends (is this better than a realtor or should I just go with one and pay the 5%?

When you get the contract, you have to deposit at minimum $1 to have a valid contract.

Say I have a lease option contract deal with a seller who is agreeable to do a lease options deal, and we agree on X-amount per month for a lease, what if I'm unable to find a buyer in 2 months.

My group is in contract on a 12 family multi that will require a gut rehab. 

No need to try to be deceptive, just tell everyone exactly what you're doing, be sure to have "and/or assigns" on the contract and make sure you are marketing your position in the contract, not the actual property.
