Ask them to give the tenant notice of who to contact moving forward and after they do that you reach out and tell them how to pay, submit work orders, reach you etc....transition is very simple.  

To keep things simple, I will ignore inflation, rent increases, and similar variables.

Hey David,HVAC guys have a reputation of always suggesting a replacement even if the unit only needs a simple fix (like a new filter).

With the lead tracker I use, It's simple to look up name or address quickly to know which precise channel or list the lead came from.

For me I'm always biased to the KISS rule and would just do simple 1031's property by property.

Not as simple as that of course but generally speaking. 

The cashflow from those makes it so they no longer needed to house hack here and now they are starting a family.This business can be so simple with a little bit of sacrifice. 

LOs are pretty simple so I wouldn't pay for a program or 'mentoring'.
