Our first Buy & Hold in Arkansas

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $50,000
Sale price: $70,800

SFR investment with bug and hold exit strategy

What made you interested in investing in this type of deal?

This property was on our initial budget, no repairs should have been made and most important - it was under section 8. That way our monthly rent was secured.

How did you find this deal and how did you negotiate it?

My wife did all the negotiation :)
She found a local realtor and we looked for off-market properties. She was very kind and suggested us many properties.
This one was an easy call.

How did you finance this deal?

We took a loan from a local bank, we will never do that again :) rookies mistake.

How did you add value to the deal?

With negotiation, we were able to buy low and sell at ARV rates after 6 months or so.
